Gideon Homes: Greystone Living Along Historic Douglas Boulevard In August of 2006 LCDC began construction of our first “Gideon Home”. Located in 9 turn-of-the-century greystone buildings, the Gideon Homes project consists of a mix of Owner Occupied Two-Flats, and Condominiums. Located on, or on blocks adjacent to, Douglas Boulevard, these newly renovated homes represent affordable ownership in stately Chicago architecture on one of its historic boulevards. Canaan Homes
LCDC has Built 9 new affordable single family Homes on vacant parcels of land within our target area. They consist of 3 story homes with 3 bedrooms, a full basement, brick façade, and energy efficient engineering. LCDC has another 19 Canaan Homes planned. Just Completed! Praise Apartments
LCDC has just completed the Praise Apartments! Creating 32 affordable rehabbed rental units, LCDC rehabbed buildings in Lawndale at 3622 and 4123 W. Cermak and 1836 S. Hamlin. This project also created two commercial spaces for local entrepreneurs. Construction on this project began in September of 2005, and was completed in December of 2006.
3622 W. Cermak
This is a three-story masonry building with two commercial spaces on the ground level. Following the gut rehabilitation, it contains seven apartments, four with three bedrooms and three with two bedrooms. The units feature refinished hardwood floors in the living room and bedroom and basement storage units The ground floor retains two commercial spaces It is also equipped with a laundry room.
4123 W. Cermak
4123 W. Cermak is a four-story, masonry walk-up structure with 22 units, including one on the garden level. This building contains smaller unit types, and continues to have 15 studios and 7 one-bedroom apartments. To meet accessibility requirements, a lift was installed that goes as high as the first floor.
1836 S. Hamlin
1836 S. Hamlin is a three story, yellow brick building, with a basement at grade, LCDC purchased the building at the end of 2003. The building had squatters at that time and has since been vacated, gutted and completely renovated. All three Praise buildings are typical of the housing stock in the North Lawndale community and the high quality of the rehab has been evidenced by their quick leaseup. Sixty two percent of the units are for the very-low income. The remaining units are for low-income. Fountain View Apartments
In July of 2006 LCDC, in partnership with Safeway Construction, began the restoration of Fountain View Apartments. Located at the corner of Historic Douglas and Independence Boulevards, this yellow brick structure had been vacant for over a decade. Due for completion in November of 2007, Fountain View Apartments will have 45 apartments in two, three and four bedroom units. Hardwood floors, air conditioning, and laundry are among the many amenities that will be offered to residents upon completion. Fulfilling LCDC’s mission for affordable housing, 31% of the units will be reserved for former CHA residents, 58% will be designated for low and very low income residents, and 11% will be market rate.
Renaissance Place Apartments
Acquired following the second largest HUD foreclosure in history, and developed in partnership with Safeway Construction, Renaissance Place Apartments seeks to create 54 new two, three, and four bedroom apartments in three buildings along Douglas Boulevard. Construction is scheduled for July 2007 through January of 2009. Furthering the LCDC vision for affordability, 20% of the units will be for very low income residents, and 80% will be designated for those with low and very low incomes.
