Single-family and Condominium Restoration

Since 1987, LCDC has restored 19 single-family homes, two and three flats in Lawndale, creating affordable homeownership opportunities while preserving many of the community’s key architectural assets. In 1998, we began developing condominiums. Condos are highly affordable and attract a demographic that wants to purchase in the community without assuming responsibility for a single-family home. To date, we have developed 34 condos.

LCDC recognizes the value of preserving the historic architecture of North Lawndale. Therefore, as we move into new construction, we will continue acquiring abandoned buildings that can be restored. In 2004, we completed a 12-unit condo conversion project at Independence Manor, located at 800-802 S. Independence. LCDC has just begun construction on the Gideon Homes project, which will create Owner Occupied Two Flats and Condominiums on and around historic Douglas Boulevard.

Single-family New Construction

In January 2003, LCDC broke ground on our first new construction project, Canaan Homes. The project has produced 9 Homes and LCDC has planned for 19 more affordable single-family homes on vacant parcels of land within our target area. Through our membership in United Power for Action and Justice, LCDC has been involved in another new construction effort in Lawndale: Ezra Community Homes. As United Power’s lead organizer for the Westside, LCDC played a key role in the construction of 100 of these homes in North Lawndale.

Homebuyer Education

In order to equip Lawndale residents to take advantage of these opportunities, LCDC offers 4-session classes that cover the following topics: Understanding Your Credit, Rectifying Your Credit, Budgeting, Finding the Best Home Loan Product, Applying for Subsidies and Maintaining Your Asset. We also provide one-on-one counseling to purchasers once they start the home buying process. We want to be sure they know about and are eligible for the best loan products and mortgage subsidies available. We also offer workshops such as Weatherization and Home Repairs, designed to help homeowners maintain their homes. To find out about upcoming classes, please contact Atneada Nance at LCDC.
